General Information
Check-in 4 pm CST and check-out 10 am CST. Mexico Beach is on Central time and we are down the street from Port St. Joe which is on Eastern time.
The townhouse sleeps 12 and pets are not permitted.
We supply approximately 8 beach chairs, 12 beach towels, and a starter supply of the following essentials:
• Toilet paper, paper towels, trash bags, hand soap, dish soap, dishwasher detergent, laundry detergent, shampoo, conditioner, and bar soap — all fragrance-free or with natural essential oils for guests with sensitivities.
Families are warmly welcome, but please be mindful of the following safety guidelines:
• Children must be supervised at all times on the rooftop deck and access is limited to 12 guests at a time.
• Children should not use the elevator without an adult and should be supervised on stairs, as appropriate.
• The rooftop deck and stairways can be slippery when wet; please use caution.
Beach Rules & Local Notes
The beach does not allow glass bottles, fires, vehicles, or pets.
Be mindful of sea turtle nesting season — please turn off outdoor lights at night and fill in holes in the sand.
Currently, Mexico Beach does not have ADA-designated beach access points.
Trash pickup is typically Monday and Thursday; please place all trash in outdoor bins before those days.
Rates/Fees/Payments
Rates & Fees
Our listed rental rates are base rates.
At checkout, cleaning fees, taxes, and credit card service fees are automatically added.
We do not upcharge these fees — you pay exactly what we pay.
Payments
- A 50% down payment is required to confirm your reservation.
- The remaining 50% is due 60 days before arrival.
- Reservations made within 60 days of your arrival date must be paid in full at booking.
- Payments may be made by credit card (AMEX, Discover, Mastercard, or Visa accepted).
Deposits
Damage Deposit
A $400 refundable damage deposit is required, or a valid credit card may be held on file.
This covers accidental damage, excessive cleaning, or missing items.
Please report any damage immediately so we can address it together.
Cancellation Policy
Cancellations must be made in writing.
One hundred percent (100.00%) of the total booking charges (less $150.00 cancellation fee) will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $150.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
We recommend purchasing travel insurance for peace of mind.
Refund Policy
We do not refund for weather, construction, or power/water/internet outages — though we will do everything possible to restore service quickly.
We recommend purchasing travel insurance to protect your vacation investment.
Utilities & Equipment
We are not in control of the power, water, or internet services.
If service is interrupted, please notify us immediately — we’ll contact the provider and do everything possible to have it restored. If the power goes out, the elevator will not work.
If the HVAC stops working, please check that all doors and windows are fully closed, then contact us right away so repairs can be arranged promptly.
Check-Out Instructions
Before departure, please:
Ensure doors and windows are closed and locked.
Place all trash in outdoor trash bins.
Leave used towels on the bathroom floor.
Leave bed linens on the beds.
Start the dishwasher.
Entertainment & Family Amenities
Parents are responsible for managing streaming content — we cannot block or filter specific programs.
The rec room includes foosball, air hockey, Xbox 360 (with family-friendly games), and toys for younger kids.
We provide a family DVD collection and board games.
TVs with Hulu, Disney+, and ESPN+ are in each bedroom, the living room, and the rec room.
Beach Rentals
We have approximately 8 adult size beach chairs and some sand toys available for your enjoyment. If you’d like to rent beach chairs, umbrellas, bikes, kayaks, or paddle boards, several trusted local companies serve Mexico Beach and offer delivery directly to your door:

We do not include “free” rental credits or coupons, as those simply raise nightly rates for everyone.
You’re free to choose the gear and services you want from any local provider.
