🏠 Where is the property located?
Our home is located directly on the beach on 37th Street in Mexico Beach, Florida, with a private path to the sand.
This street will also be home to a new public pier, with construction expected to begin in 2026.
🧴 What’s included with the rental?
We provide all bed, bath, and kitchen linens, plus a starter supply of the following items:
toilet paper, paper towels, hand soap, dish soap, dishwasher detergent, laundry detergent, shampoo, conditioner, and bar soap.
The kitchen is fully stocked with modern cookware, dishes, and utensils.
We also include approximately 8 beach chairs, 12 microfiber beach towels, and sand toys.
🪜 Is there an elevator?
The elevator is available for convenience, but availability is not guaranteed; outages may occur.
Children are not permitted to use the elevator without supervision.
The home is not ADA-accessible, and refunds are not provided for elevator or equipment outages.
🪁 Is the property kid-friendly?
Yes! We welcome families.
Please note that children must be supervised at all times on the rooftop deck and stairways, as appropriate.
No more than 12 people may be on the rooftop deck at once.
Small children should not be left unsupervised, and children may not use the elevator.
🏖️ Are pets allowed?
No. We love animals, but pets are not permitted in this property.
Mexico Beach also prohibits pets on the beach.
🏝️ Is the beach accessible for wheelchairs or mobility devices?
Currently, Mexico Beach does not have ADA-designated beach access points.
However, several local rental companies offer beach wheelchairs or assistance for guests who need them.

🚫 Do you offer golf carts or beach vehicles?
No. Golf carts and vehicles are not permitted on Mexico Beach beaches.
They may only be used on designated local streets where specifically allowed by law.
⏰ What time zone is Mexico Beach in?
Mexico Beach operates on Central Standard Time (CST).
💵 What are your payment terms?
A 50% down payment is required at booking.
The remaining 50% is due 60 days before arrival.
Reservations made within 60 days of arrival must be paid in full at the time of booking.
💳 Are there any additional fees?
At checkout, cleaning fees, taxes, and credit card service fees are automatically added.
We do not upcharge these — guests pay exactly what we pay.
🔁 What is your cancellation policy?
If you cancel and we are able to re-rent your reserved dates for the same rate, you’ll receive a refund minus a $150 cancellation fee.
If we must offer a discount to re-book the property, you’ll be responsible for the difference between your original rate and the discounted rate.
If we cannot re-rent the property, no refund will be issued.
We recommend purchasing travel insurance for peace of mind.
⚡ What happens if the power, water, or internet goes out?
These services are managed by local providers and may occasionally experience interruptions.
If this happens, please notify us immediately so we can report and expedite restoration.
Loss of power, water, or internet is not automatically grounds for a refund.
🌡️ What if the HVAC stops working?
Please first make sure all doors and windows are fully closed.
If the issue continues, contact us immediately and we’ll arrange repairs as quickly as possible.
🗑️ When is trash picked up, and what should I do at checkout?
Trash is typically collected twice a week (Monday and Thursday).
Before checkout:
- Place all trash in the outdoor bins.
- Put used towels on the bathroom floor.
- Leave bed linens on the beds.
- Please start the dishwasher and ensure all doors and windows are closed and locked.
🎮 What family entertainment is available?
The home includes a rec room with foosball, air hockey, Xbox 360 (age-appropriate games), and toys for younger children.
We also offer board games and a collection of family DVDs.
Each room has a TV with Hulu+ Live TV, Disney+, and ESPN+, but parents are responsible for managing streaming content.
🐢 What should I know about the beach and sea turtles?
- No glass bottles, fires, vehicles, or pets are allowed on the beach.
- During sea turtle nesting season, please turn off outdoor lights at night and fill in holes before leaving the beach.
- Help preserve our coast — Leave No Trace by taking all belongings and trash each evening.
